About Us

RDA company's history starts over 39 years ago, when Edwin G. Edgley pioneered the industry of Reserve Study's .

   Over the years RDA has provided the most comprehensive reports for homeowner associations, community associations, condominium associations, timeshares, resorts, industrial parks, churches schools, and other common interest developments

   Edwin G Edgley in 1983 decided to open up the first reserve company dedicated to long-term budgeting for HOA's. RDA is accreted for being the first professional Reserve company in the U.S. and the Author of the first Reserve Study Software program specially designed for the preparation of a reserve study's and reserve budgets.

   Edwin has also has been accredited as being the founding father of the industry and was instrumental in the development of CAI's "RS" professional Designation program, which is used today by most certified reserve specialist. Having also served as the chairman for CAI, RDA has set the standard for the industry for the last 39 years.

     RDA begins all our reports with a comprehensive analysis of the client's operating guidelines and the governing documents to determine the extent of the client's maintenance and reserve responsibilities. During and on-site inspection, we complete a detailed inventory of all assets, which are the responsibility of the client. Using localized cost guides, economic and investment parameters and our detailed inventory of the client's assets, we produce a complete reserve analysis study which includes detailed reports for each asset, a summary of assets by category, a distribution of accumulated reserves report, a required monthly contribution report and thirty-year projections. All RDA clients receive our complete dedication throughout the report generation process, and we continue to offer our support and guidance throughout the entire year. The Reserve Study

    
In a reserve study there are two components of a Study - a physical analysis and a financial analysis. During the physical analysis a reserve specialist valuates information regarding the physicals status and repair/replacement cost of the associations major common areas components. To do so, the provider conducts a component inventory, a condition assessment, and life valuation estimates. A finical analysis assessed the association's reserve balance or "fund status" (measured in cash or as percent funded) to determine a recommendation for an appropriate reserve contribution rate in future know as the "funding plan". We have 4 Levels of service.

Level 1

1. Their is no site visit, with this service. We use your prior Reserve Study's calculation's  to readjust your funding plan to compensate for such things as inflation, price hikes on materials, investments, and yields on your investments.

RDA Reserve 
Management Software

   Since RDA started in 1983, RDA has developed the leading self-contained reserve analysis software available.

 The Reserve management software is not a spreadsheet, but rather a fully- integrated management, computational and projection tool. Unlike spreadsheet programs, RDA Reserve Management Software allows for greater detail of all major assets and more accurate future projections. without limiting itself to a twenty or thirty-year window.

RDA software allows for computation of compounded interest and periodic percentage increases in reserve contributions consistent with or independent inflationary trends. And the RDA software allows your association to become fully-funded while keeping the required monthly contribution as low as possible and either decreases or eliminates the need for any "special assessments"

With advancements in our software  RDA produces the most calculated reports on the market today. In addition we now provide a completed 3D model of your facilities, also included in our report's a detail break down of square footage by sections and buildings.
